A landmark oceanfront parcel on the Jersey Shore, where a house stood for nearly a century. The land is open now—awaiting its next chapter.

The Opportunity

One buildable lot for sale on the ocean block.

The full 28,125 SF parcel spans the beach block—from South Cornwall Avenue to the concrete seawall at the boardwalk's edge—and has been divided into three fully conforming R-1 lots by a stamped minor subdivision (December 2025), no variances needed. One of those lots, Lot 1.03, is now offered for sale.

Design Studies · Lot 1.03

Three ways to build your dream home.

The entrance faces Cornwall Avenue; the pool and gardens sit in the private rear yard. Following the shore standard for elevated construction, the garage tucks beneath the home on the ground level, with living space stacked above. Each study delivers a 5,000+ SF home with a pool, pool house, and outdoor living—all within R-1 zoning on a single 50′ × 125′ lot.

Scheme A: The Beach House site plan

A classic center-hall home elevated over a ground-floor garage, with a symmetrical rear yard. The pool and spa sit centered behind the house, framed by lawn, specimen trees, and a pool house. The most traditional—and the easiest to build.

Scheme B: The Courtyard Villa site plan

An L-shaped plan wraps a sheltered pool courtyard, giving the outdoor room privacy and wind protection from the shore breezes. A primary wing runs deep along one side, with the garage tucked beneath. The most private and resort-like.

Scheme C: The Modern Linear site plan

A linear glass-and-stone form with the garage tucked beneath, freeing the entire rear for a terrace and a 35-foot lap pool. Clean, contemporary, and built around indoor-outdoor living.

Conceptual design studies, not architectural plans. Your neighbor at 107 S Cornwall built a comparable home with a pool on the same lot depth. Any home is subject to Ventnor City permitting, flood elevation requirements, and St. Leonard's Tract guidelines.

The Story

A century of provenance.

1930
The Johnson Era

Eldridge R. Johnson—founder of the Victor Talking Machine Company and the man behind "His Master's Voice"—builds a Colonial Revival shore home on South Cornwall Avenue.

1980
The Wynn Era

Steve Wynn, owner of the Golden Nugget Atlantic City, acquires the home. His design company Atlandia redesigns it inside and out. Over the years, guests include Frank Sinatra, Diana Ross, Dolly Parton, Andy Warhol, and Paul Anka.

2023
The Clearing

The home comes down in February 2023. For the first time in nearly a century, the parcel sits open—the ocean a block away, and nothing but possibility ahead.

The original home during the Wynn era—Colonial Revival with arched windows, dormers, and white picket fence. Built 1930. Demolished February 2023.

The Setting

Ventnor City & the St. Leonard's Tract

The St. Leonard's Tract—founded 1921, widely recognized as the oldest continuously operating homeowners' association in America—attracts a particular kind of owner. Unlike the boardwalk bustle to the north, Ventnor prizes permanence over flash. South Cornwall Avenue is the beach block: the most coveted position on Absecon Island, with the boardwalk, beach, and Atlantic at your front door.

On the Seawall

The parcel's east line sits on the concrete seawall. The boardwalk, beach, and ocean are steps away—not blocks.

Connected

60 miles from Philadelphia. 125 miles from New York. Atlantic City International Airport is 15 minutes away.
